Safety before salvage
If water may be contaminated or electrical systems are wet, prioritize life safety. Shut off electricity at the breaker if you can do so without standing in water. Turn off the main water valve for supply-line breaks.
Document before major demolition
Photograph every affected room, close-ups of baseboards, and moisture meter readings if a contractor provides them. Insurers often want a clear “before mitigation” record.
Start drying, but avoid mistakes
Air movers and dehumidifiers help when used correctly. Closing windows in humid climates, removing wet contents, and pulling baseboards may be recommended by professionals. Do not combine electricity and standing water.
Call your insurer’s claims line
Ask about preferred mitigation vendors, documentation requirements, and whether emergency services are authorized. Policy language controls reimbursement.
